If you have made a reservation with us for accommodation, private hire of the wellness centre or seminar room, you agree to our terms and conditions. These terms and conditions also apply to all bookings made in other ways, for example through agencies or online intermediaries. Unless otherwise expressly stated on the confirmed offer, all the terms and conditions of these General Terms and Conditions apply.
Reception opening hours: 06.30 – 10.00 and 15.00 – 22.00.
If the guest does not arrive by 18:00 or does not inform us of a later arrival time, we reserve the right to sell the room to another person.
Booking
You can make a reservation online by sending us your enquiry to info@hotel-bau.si and we will send you an offer. The enquiry (or our offer) alone does not constitute a confirmed booking, as your confirmation of the booking or our offer is an essential condition for the validity of the booking. In the event that we do not receive confirmation, the booking will be deemed never to have been made.
Group bookings: the booking conditions for groups will be agreed individually for each group, depending on size, dates and requirements.
Individual booking: can be made by contacting our reception (by phone or email), on our website or on one of the booking portals.
Payment: can be made by bank transfer to our bank account, credit card authorisation before arrival, cash, bank cards (Visa, Mastercard, Maestro).
Tourist tax and promotional tax are not included in the prices. They are charged according to the valid price list of the Municipality of Maribor.
Conditions for enquiries and bookings
Any user of the website who submits an enquiry undertakes that the email address entered is active and valid. Likewise, if the enquirer provides a telephone number, the same shall apply – it must be valid and active. This authorises us to contact him/her for the purpose of informing and checking on the enquiry and further on the reservation. In the event that the user is not reachable by e-mail or telephone, or provides us with an incorrect or invalid e-mail address and/or telephone number, we reserve the right to cancel the reservation.
Parking space
The hotel parking space is accessible from Limbuška cesta. Parking space is free of charge for hotel guests, visitors to the hotel Bau Wellness Centre and participants of events in the hotel Bau Seminar Room. Use of the parking space is at your own responsibility.
Please do not leave valuables or money in the vehicles, as we are not responsible for the safety of your belongings.
Check-in
Check-in takes place between 15:00 and 22:00. Late check-in or check-out is only possible by prior arrangement.
In case of increased workload, the hotel reserves the right to change accommodation availability.
You must have a valid official photo ID (ID card or passport) to check in. You cannot check in without it. For citizens of the Republic of Slovenia, a driving licence could be also used.
Earlier check-in
can only be arranged in advance and is subject to an extra charge of EUR 40 per room.
Please always check in advance whether late check-out and early check-in are possible. These services are subject to prior confirmation by the hotel and are subject to availability/occupancy.

Payment
Individual bookings :
You can pay your accommodation bill in cash or by credit/debit card and transfer to the hotel’s account until your arrival. If you check out before the scheduled departure date, special and promotional offers do not apply, so the room rate as per the price list must be paid. Discounts are not cumulative.

In the event that the card does not have adequate cover, payment in cash or bank transfer will be required prior to check-in.
All obligations must be settled before check-out, including additional expenses such as food, beverages and wellness services. If your stay is longer than seven (7) days, all obligations incurred up to and including the 7th day of your stay must be paid on the 7th day.
In the event that the guest forgets to report any damage caused to the room or any other chargeable services and products that have not (yet) been paid for, the Hotel reserves the right to charge the guest’s debit card for these charges after the guest’s departure.
Group bookings:
Group bookings require a prepayment of 30% of the accommodation booked and the rest paid up to 7 days prior to the group’s arrival at the hotel or otherwise if agreed in writing.
Prices
Accommodation prices include statutory VAT unless otherwise stated on the offer. The prices shall include only what is stated in each offer and what is confirmed or booked by the client. The price does not include tourist tax and promotional tax.
You will receive an invoice for your stay and additional services upon check-out. Please inform the reception of the method of payment before the invoice is issued and, if invoicing a company, provide the correct details of the invoicing company. Please check the invoice at reception immediately after check-out. Subsequent complaints will not be accepted.
Children
Children’s ages must be stated when booking. If children are 14 years or older, they are treated as adults. Baby cots are available for rent at a charge.
The hotel offers the possibility of baby cots in the room, the maximum number of cots is 1. Extra charge for baby cots is € 10.00 per night. A baby cot must be reserved when booking the room. The number of cots is limited.
All children, regardless of age and any discounts, must have valid documents. The age of the child is the age he/she will be on the day of the start of the service, not the age he/she will be on the day of check-in.
Children travelling with their parents and visiting the hotel must be supervised by an adult at all times in all areas of the hotel.
Tourist tax, promotional tax and hotel surcharge
The price of the accommodation is increased by the amount of the tourist tax, the promotional tax and the hotel surcharge. The tourist tax, promotional tax and hotel surcharge must be paid for all days of accommodation.
The price of the tax is a municipal tax, the amount of which is adjusted annually; adults pay the full statutory amount and children aged 7-18 pay half the statutory amount;
The amount of the tourist tax is the same in any hotel in the city of Maribor and is not included in the basic room rate.
Persons who are exempt from the tourist tax must present the relevant proof when checking in.
Cancellation Policy
Unless otherwise explicitly stated on the confirmed offer, guests may cancel their reservation subject to the terms and conditions set out below:
If you have made a booking on direct booking channels, you must cancel the booking exclusively on the channel where you made the booking at the time of booking.
In the case of ‘non-refundable’ bookings, no refunds will be given, regardless of the circumstances.
Right of refusal
We reserve the right to refuse your reservation and, in special circumstances, the right to cancel, modify or change your arrangement. If we have to cancel, adjust or change a booking, we will do our best to offer an alternative date. If you do not accept our alternative offer, we will refund any money you have paid.
Change or cancellation by the hotel
The hotel have the right to modify or terminate this agreement at any time for any reason whatsoever, whether due to force majeure or otherwise beyond the hotel’s control. In this case, the hotel will refund any money already paid by you. The hotel’s liability is limited to the return of the deposit. The hotel is not liable for any other damages.
Credit Card Agreement and Damage Policy
The customer accepts all terms and conditions of the contract/offer of stay, the obligations for charges related to the room rental and other services and any damages beyond normal wear and tear during the rental period.
In case of major stains on the inventory or equipment, you agree to pay an additional cleaning fee of at least EUR 100.
Damage to inventory or equipment will be charged at the actual cost of repair or replacement, plus 20% for handling and administration costs.
Damage caused intentionally or unintentionally by guests which would prevent the continued use of the room, other rooms or inventory or equipment and would lead to loss of turnover due to inability to use will be ascertained by an independent expert. This cost shall also be borne by the guest or the person responsible.
The customer accepts that these costs may be charged to the credit card after the guest’s departure, provided that the guest does not report the damage to the hotel staff during the guest’s stay. In the absence of any other means of payment, the customer expressly authorises the Hotel to charge the customer’s credit card for payment of all items listed. The Hotel may also obtain any funds or credit cards from other agents or intermediaries (HRS.de, Booking.com, Expedia, etc.).
Business events
The organiser of a (business) event shall be fully responsible for any damage caused to inventory, equipment or any other damage caused by the customer’s subcontractors and participants of the event. The repair of the damage caused shall be charged at the actual cost of repair or replacement plus 20% for handling and administration costs.
In the event that the client/organiser of the business group does not wish the participants to provide their payment cards at the time of registration, the client/organiser must provide the payment card or security deposit and is therefore also liable for the costs incurred by the participants, including any damages incurred.
Unless otherwise stated in the offer, payment terms apply with an 8 day grace period after invoicing. In the event of delay, statutory penalty interest will be charged.
Gift and value vouchers
Gift and/or value vouchers are valid and the service is written on each gift or value voucher.
If the expiry date is not written on the gift voucher, the gift voucher shall be deemed to be valid for one year from the date of issue. Gift vouchers must be presented at reception upon check-in. The original gift voucher must be presented, copies or scans are not valid.
Prior reservation is required. The gift voucher number must be provided when booking, otherwise the service cannot be used.
In the event that the customer does not turn up for the service and does not cancel the reservation, the gift voucher will be considered as redeemed. For wellness and catering services, the reservation must be cancelled at least 24 hours before the agreed time, otherwise the gift voucher will be considered as cancelled. For hotel accommodation, cancellation must be made at least 72 hours before arrival.
The gift voucher can be used once for the service indicated.
Accommodation at Hotel Bau Maribor
You are responsible for your own hotel card to unlock your room. In case of loss, the hotel will not be liable for any damages (either to the room or to your belongings). The cost of a new card will be charged according to the hotel’s price list.
Please do not destroy furniture in the room or other areas of the hotel. If any damage occurs, you are liable for the damage. It will be assessed by a person authorised by the hotel.
Cooking/meal preparation on gas, electric or induction stoves is strictly prohibited in the rooms.
It is forbidden to keep highly flammable objects, dangerous objects and objects that pose a danger to others and thus pose a threat to life and health in any area of the hotel. It is forbidden to use the accommodation units for non-legal purposes.
The Hotel accepts no responsibility for missing, damaged or lost money, jewellery or other valuables/papers of the guest insofar as they have not been safely stored in the Hotel’s safe or in a safe available to guests in the accommodation Unit.
It is not permitted to take inventory from the rooms or common areas of the hotel.
If a guest wishes to extend their stay, they must inform reception no later than 9:00 on the day of their intended departure. If there is availability, the receptionist will be happy to extend the guest’s stay.
In the event that the guest leaves belongings and other property in the hotel room after 10:00 on the day of scheduled departure, the hotel reserves the right to vacate the room at the guest’s expense in the event of occupancy, or to charge the guest an additional night (in the event that an extension of stay is possible) at the prevailing rate.
Guests are not allowed to hand over the hotel room to another person, even if the night for which they have already paid has not yet passed.
The hotel provides services in accordance with its standards. If a guest has any complaints about the quality of the service, they must be reported to reception.
The customer has no right to demand a particular room prepared for him/her, although the staff at Hotel Bau will do their best to take the customer’s wishes into account.
All additional offers are available only upon request and subject to availability.
Breakfast
We offer breakfast to our guests every day between 07:00 and 09:30, but the exact time can be adjusted depending on the situation and needs of our guests.
You will be informed of the exact breakfast time upon check-in. If you need it earlier or later, please let reception know. We will be happy to prepare breakfast to go, but this is a matter of prior arrangement (until 19:00 the day before).
Smoking
Smoking is strictly prohibited in all indoor areas of the hotel. In case of violation, a deep cleaning fee of 200,00€/day will be charged. Smoking indoors is also prohibited by law.
Smoking is allowed outside – in front of the hotel, in the car park and on the terrace.
Pets
Extra charge of € 10,00/pet/night. Please follow the guidelines for staying with a dog, which you will receive upon check-in. In case of damage to the hotel’s inventory, you are responsible for paying for the damage. The amount will be determined by the hotel’s authorised staff. Prior reservation is required.
Pets are not allowed in all areas of the hotel.
Loss of and damage to guest property
Unfortunately, we cannot be held responsible for lost or damaged property or for injuries sustained by you or anyone in your party while staying at the hotel or on our property. You also agree to co-operate with the authorities and to use your best endeavours to assist in the detection of any wrongdoers in the event of the arrival of the police.
Complaints about defects
If there is any defect in the room, the guest must immediately notify the hotel or its representatives and allow the hotel or its representatives to rectify the problem within a reasonable time.
In the event that the guest fails to do so, we reject any possibility of subsequent complaints or claims for refunds. You hereby expressly agree to waive your right to make any claim or demand for a refund of (part of) the money after your departure.
Access and right of entry
We reserve the right to enter the room at reasonable times and for justifiable reasons. Hotel staff and maintenance staff may enter the room for legitimate reasons, in particular for urgent maintenance and inspection.
Hours of rest
At night (22:00-06:30), the hotel has a rest period and no parties are allowed in the hotel rooms or corridors. Singing, shouting and slamming doors are also not allowed in the hotel during this time. In the event of non-compliance with the house rules, you agree to be escorted out of the hotel by the receptionist, security guard or other hotel staff in order to allow other guests to rest during the night. Refunds are not possible.
Daytime rest includes the exclusive use of the room (agreed time) during the daytime hours from 08:00-20:00.
Air conditioning and heating
All hotel rooms and common areas of the 4* hotel are air-conditioned. Cooling and heating in the rooms is individually adjustable within a range of +/- 3°C. When a window is opened, the heating/cooling is automatically switched off.
There is no air conditioning in the rooms and common areas of a category 3*.
Food and beverage policy
Takeaway food from the restaurant is not allowed. However, if guests do not respect this, the hotel will charge the full price of the meal per guest room.
Guests are also not allowed to bring their own food or drinks into the hotel restaurant, seminar room, wellness and lobby. If consumed on the hotel premises, a service charge may apply. If guests bring their own food and drinks into the room, a service charge will also apply, which includes the work of cleaning and removing packaging.
Tea and coffee making facilities
Some 4* rooms have a kettle, two cups and a selection of coffee and tea. Use of the kettle is free of charge. If the kettle is stolen or damaged, the hotel reserves the right to charge for the cost. No liquids other than water may be heated or boiled in the kettle. The cost of damaging or stealing of the kettle is € 100.00.
Wellness centre at Hotel Bau Maribor
Access to the wellness centre of the Hotel Bau is only possible for persons of legal age. The sauna area is designed for relaxation and calming.
The wellness area is open for individual rentals only between 10:00 and 21:00.
Towels, sheets and a bathrobe are provided.
The wellness centre requires a reservation in advance – call the hotel reception on 02 421 63 10.
Payment is on arrival or by prepayment to our bank account. Payment is based on the package + the hour used (even if it is not full) + any additional person or service. For certain dates, payment in advance at the hotel reception or bank transfer is required.
As the wellness centre is prepared only for your visit, it is advisable to inform us at least 1 hour before arrival in case you cannot come. Otherwise, we reserve the right to refuse future bookings or to request advance payment.
In order to ensure a quality service, it is essential that you adhere to the timeframes of your booking, as this will determine the length of your visit (if you are late, it will not be possible to reschedule your departure time and you will therefore not be able to use the full amount of time booked) and the service for the next user. We always leave enough time between bookings for a thorough clean-up. If you arbitrarily extend, you will break the entire reservation system for that day. In this case, we will charge you the cost of the unscheduled hour started (50,00€).
Smoking and the use of tobacco products and their substitutes are strictly prohibited in the wellness centre, as in the entire hotel. In case of violation, you will be banned from future use of the wellness centre and charged an additional cleaning fee of € 200.00.
Gift vouchers can also be purchased for the wellness centre. When booking an appointment to be paid for with a gift voucher, you must quote the number of the gift voucher and, when you visit the wellness centre, you must bring the gift voucher with you and hand it in to our reception. Otherwise, we may refuse your reservation or the use of the wellness centre itself.
Seminar room of Hotel Bau Maribor
Use of the seminar room is subject to prior reservation, which can be made by phone, email or in person at our reception.

You will be charged either per hour or per event. In the case of per hour pricing, each started (and not full) hour will always be taken into account.
